Typically sent in response to settlement requests or as part of the closing process, this transaction set carries detailed information about properties, loan characteristics, involved parties, and settlement amounts. The BGN (Beginning Segment) establishes the purpose and context of the settlement information being communicated, while the N1 loop identifies key parties such as lenders, title companies, real estate agents, and buyers or sellers. The repeating LX loop structures multiple settlement line items or loan-related details, each potentially containing property descriptions, borrower information, and associated settlement costs.

Consider a scenario where First Capital Mortgage sends a 199 transaction to Riverside Title Company to confirm closing details for a residential property purchase. The transmission includes a BGN segment indicating this is a settlement information submission, followed by multiple N1 loops identifying First Capital Mortgage as the lender, Riverside Title as the title company, and the buyer and seller by name and address. Within the LX loop, a REF segment cites the loan number, while nested NX1 loops contain the property address and legal description. Additional IN1 loops identify the borrower and co-borrower with contact information, and an FGS loop with nested AMT segments itemizes closing costs—loan origination fees, title insurance premiums, transfer taxes, and other settlement charges—enabling all parties to reconcile figures before the closing table.
